Listing Photos Tomorrow? A One-Hour Seller Preparation Plan
If listing photographs are tomorrow and you have one hour to prepare, start with the areas buyers will see most clearly. The goal is an orderly, accurate presentation of the home. This checklist is a triage plan, not a substitute for repairs or a full cleaning.
First 10 minutes: agree on priorities
Walk through with your agent or use the planned shot list. Identify the main living space, kitchen, primary bedroom, bathroom and exterior approach. Gather loose items into containers that can stay out of photographed rooms. Do not shift everything into a room that still needs pictures.
Next 20 minutes: clear the busy surfaces
Prioritize kitchen counters, bathroom counters, tables and the entry. Put away personal paperwork, medications and valuables. Leave enough context for rooms to feel usable. Shut toilet lids and straighten bedding. Store cleaning tools where they will not need to be moved during every shot.
Next 15 minutes: check the route and exterior
Move vehicles if they block the property view and it is safe to do so. Tidy the entry and remove obvious trip hazards. Tell the photographer about inaccessible rooms or areas that need care. Avoid rushing into ladders, electrical repairs or hazardous lifting for the sake of photographs.
Final 15 minutes: pets, people and access
Arrange a safe place for pets and confirm who will unlock the property. Tell the agent about occupants’ schedules. Open blinds as agreed and check existing lights, but let the photographer assess lighting on arrival.
What if we cannot finish?
Tell your agent what remains. You may prioritize a smaller set of spaces or discuss rescheduling. Do not assume editing will remove major clutter or repair the house digitally; clarify what is included before the shoot.
